Job Description

We have a new opportunity for a Land Buyer to join our team within Vistry Housebuilding Southern, at our Basingstoke office. As our Land Buyer, you will be responsible for sourcing viable, attractive, and profitable land opportunities in line with the businesses core strategy across the South of England. You will be part of a growing business and a fantastic team of individuals.

This position would be ideal for a Land Buyer who is looking to take on more responsibility and a more Senior position.

  • 8 A*-C at GCSE level and the equivalent of 3 A-levels grade A*-C (or equivalent).
  • Have a minimum 2 years' experience within a land team at a developer (ideally PLC)
  • Demonstrable track record of buying land in the area of employment
  • Excellent communication skills
  • Able to work with a high degree of accuracy
  • Excellent geographical knowledge of the Hampshire and Surrey area
  • An understanding of the residential market, plus a network of contacts within the industry
  • Able to negotiate land agreements with solicitors, agents and third parties
  • Positive attitude towards teamwork
  • Able to work under pressure
  • Able to influence and persuade others
  • A commitment to work as required to meet the needs of the business

Desirable -

  • Degree in Estate Management or equivalent
  • Maintain and expand the Division's key contact base, e.g. land agents, land owners, local authorities
  • Technical ability and good understanding of the planning process
  • Decision maker with pragmatic approach to problem solving
  • Strong mathematic and IT ability
  • Ability to assess and analyse information

More about the Land Buyer role…

  • Identify and appraise new land opportunities for residential development.
  • Establish and maintain effective working relationships with local authorities, local agent, land owners and other developers within the Business Units area of operation.
  • Prepare accurate viabilities, supporting the Senior Land Manager or Land Director with acquisition strategies which will involve presenting development opportunities to senior colleagues for approval.
  • Collate build costs, sales market research, local planning policy and technical information to undertake a detailed assessment of a sites potential for development.
  • Work with the Planning Manager to obtain planning consents, discharge planning conditions and manage S106 obligations and CIL payments.
  • Work closely with the pre-construction, commercial, sales and affordable housing teams and external consultants, monitoring site progress.
  • Assist in negotiating legal agreements with lawyers and third parties.
  • Assist in preparing approval packs for the Main Board to obtain approval to proceed with land acquisitions
